PHASES OF DESIGN
Depending on the project scope and client needs, our services may range from the surgical strike approach to problem solving, to a more thorough, comprehensive offering. Our full, landscape architectural services are characterized by the following phases:
BASE PLAN
Good design starts with a good Base Plan. A Base Plan may be developed from client provided plans and documents, Landscape Architect field observations and measurements, or from a professional Land Surveyor. An initial meeting between client and Landscape Architect will determine the scale and scope of desired landscape services and extent of Base Plan needs.
SCHEMATIC DESIGN / MASTER PLANNING
Out of complexity, we find simplicity. We begin the design process by understanding the large–scale, macro considerations for the project. At the intersection of site conditions, programmatic needs, and community influences we aim to find synergies. Collaboratively, we carefully consider design alternatives and a preferred schematic design emerges. These ideas are represented through a variety of means — sketches, digital graphics, precedent images. The resultant “Master Plan” is a document for planning purposes, scope of work, budget, and phasing.
DESIGN DEVELOPMENT
Through more refined sketches, technical drawings, and modeling, the scope and character of the project will be clearly defined. Consultant meetings and coordination for any necessary permitting and zoning submissions would be completed at this time. Based on the approved “Design Development Drawings”, the Landscape Architect would prepare a more refined opinion of probable construction cost.
CONSTRUCTION DOCUMENTATION AND BID ADMINISTRATION
The purpose of “Landscape Construction Documents” are to graphically communicate the intent of the design and to establish the basis for a contract between Client and Contractor. The documents consist of technical plans, details, specifications, and bidding materials distributed by Landscape Architect to pre–qualified contractors for pricing. Following bid submissions, a bid comparison document is developed by Landscape Architect and delivered to the Client for review. A contract between Contractor and Client initiates contractor preparations for construction.
CONSTRUCTION OBSERVATION AND CONTRACT ADMINISTRATION
The Landscape Architect visits the site to review the progress and quality of the work. The extent of our involvement during the construction phase is determined based upon the complexity of the project and client preferences. Nearing the end of construction, we schedule a project walk through and “Punch List” with Contractor and Client. Following project completion, and approval by Landscape Architect and client, a plant warranty period of (1) year begins. We strive to develop projects that are "low maintenance", however, early care for planting investments is wise. If desired by the client, a “Landscape Maintenance Program” is developed by the Landscape Architect maintaining the beauty of the landscape and proactively responding to inevitable changes over time.
